New rental homes become available daily, so be sure to book mark us and check back regularly or sign up for our free online email alert system. Homes are located throughout the Phoenix metro area. I cover cities like Phoenix, Glendale, Chandler, Scottsdale, Mesa, Gilbert, Queen Creek, Peoria, Anthem, Apache Junction, Fountain Hills, Goodyear and all of Maricopa county plus parts of Pima & Yavapai counties.

Do I have to pay to use your services?
I don't charge to help you find a home. I am paid when you rent a home, by the landlord. So searching for homes is absolutely free to you! Search right here for your next home.

Do you allow pets in your leasing properties?
Many properties do allow pets. However, the pet policy varies from property to property, depending upon the owner's terms.

How do I qualify for a Lease?
Many landlords and property management companies use a five-step qualifying process. This includes a credit check, employment verification, current and previous residency verification, public record search and criminal background check.

My credit is less than perfect. Will I still qualify for the Lease ?
Sure – In many cases landlords will most likely have a program to fit your situation, regardless of your credit history. Since many landlords and property management companies do not use a conventional qualifying process, many times they will look at many factors besides just your credit score. Unlike many financial institutions, landlords and property management companies are mainly concerned with your ability to fulfill your monthly payment obligation. This is not always the case, but almost always I can absolutely find you a home regardless of your past.

How long does it take to complete the application process?
I like to keep things fast and simple, so I offer a streamlined application process. Once you locate the property you want, I will schedule a time to show you the property and help you navigate the application process. The application process typically can be completed within a few days, but can always be rushed if your situation requires a quicker move in period..

When can I move in?
After the application process is completed, the lease agreement signed, and required payments collected, you are free to move in to your new home. Since you are not applying for a conventional mortgage, there is no long escrow or approval period to wait for. You could be in your new home the same day your application process is completed.

Can you help me select the home that's right for me and my situation?
Absolutely! I can to take you through the process step by step, answering all your questions and directing you to the rental home that would best suit your situation.

How long does the lease agreement last?
For a straight lease, the term is typically one year. However, there are situations where a shorter term lease agreement is possible, such as three and six-month agreements. Or a longer term agreement, with an 18 – 24 month lease agreement is possible. Be aware though, given the current real estate market, many landlords are hesitant to lock into anything other than a 12 month lease agreement.

How much does it cost to move into a rental home?
The down payment amounts vary from house to house, but typically you’ll pay deposits equivalent to 1½ times your monthly rent and you will also need to pay your first month's rent. Many of these deposits are fully refundable if at the end of your lease you leave the home in the very same condition it was in when you moved-in. Deposits are negotiable and I will help to find to a home that works into your financial budget.

What’s the difference between all the different deposits?
Deposits are broken down into various types; Earnest deposit, Security deposit, Cleaning, deposit, Pet deposit, but ultimately they all become one deposit. When you apply for a rental, you typically have to provide the earnest deposit with the application. This shows that you are really interested in the property and places a hold on it until the landlord or Property Management Company has had time to run your application. If you are not approved for the property, then this deposit will be refunded back to you; typically within 2 business days. If you are approved for the property that earnest deposit is applied to the security deposits and reduces the total amount you pay on your move in day. The cleaning deposit is held by some landlords to cover the cost of routine cleaning at the end of the lease agreement: sometime this is refundable and sometime it is not. A pet deposit is only paid when you are moving into a home with pets. If you have no pets then you don’t have to pay. In the event that you have multiple pets, then you may have to pay this deposit for each pet you have. And in many cases, this deposit can be negotiated to a smaller amount.

How do I pay my deposits and 1st month’s rent?
In order to guarantee that the home is yours, all deposits and the first month’s rent must be paid in the form of a cashier’s check or money order. What if I don't move in on the 1st of the month?
If you are moving in to your home prior to the 15th of the month, you should expect to pay a prorated portion of the rent, so that means you are only pay for the last 15 days of the month and then your next rent payment will be due on the 1st of the following month. If you move in after the 15th, many times you will need to pay the remaining days in the month, plus the next month's rent. This does not always happen, but in order to budget appropriately this is something to consider when choosing your move in date.  What's the best way to see the homes you have available?

How can I see the homes I'm interested in?
To get inside you will need to get in touch with me and make an appointment to view the property. Make a list of the homes that match your selection criteria and call me at 602-918-1652 or email me; I will take it from there.

Can I make improvements to the home?
Major improvements will require the permission of the owner.

I found a home I like, but I'm not able to move in for a few months?
The only way to secure the home you choose is to complete the leasing application process and begin lease payments. But since there are literally hundreds of houses available, it is highly likely that you will find another suitable home when you're ready to move in.
